One region, known deeply
Our market is the Austin–Round Rock–Georgetown MSA and the surrounding Central Texas counties — Travis, Hays, Williamson, Bastrop, and Caldwell. We deliberately don't spread thin across every Texas metro. Commercial value is hyper-local: it turns on traffic counts, utility availability, ETJ and annexation status, entitlement paths, and the direction growth is actually moving. The only way to know those things well is to work one region relentlessly.
Parcel-level knowledge of the corridors
We track Central Texas down to the individual tract — who owns the key parcels along the major corridors, which are released from a city's ETJ, where utilities reach and where they stop, and which sites sit on the traffic counts a developer or retailer needs. That mapping is what lets us tell a seller what their land can truly become, and tell a buyer where the next opportunity is before it's listed. It's the same knowledge behind our off-market sourcing: we can approach the right owner because we already know who they are.
Why local depth beats broad coverage
An agent covering the entire state carries a mile-wide, inch-deep view. We carry the opposite. When a corridor is about to inflect — a new interchange, a utility extension, an annexation — we see it coming because we watch this market every day. That's how we price accurately, source off-market, and negotiate from real information across development land, industrial, retail / NNN, and investment property.
